I want to take this time to share with you updated information about the progress of the demolition work ongoing at Southtown Mall. A contract with a demolition contractor will be signed after the bond anticipation note (BAN) has been issued. A contractor has been tentatively selected, subject to satisfactory discussion about timelines and other variables. The tentative contractor stated that they will complete demolition of the future Menard’s area within 140 days (3.5 months) after they start work. We will work with them to improve on that schedule.

In June, we began the work of Light and Ballast Removal. The Redevelopment Commission contracted with Preferred Environmental Remediation of Fort Wayne for the removal of fluorescent bulbs, ballasts, mercury switches and batteries from the area to be demolished.

The asbestos contract has been signed with LVI Environmental, Inc. LVI plans to mobilize on July 1-2 and start asbestos remediation on July 6. They plan to complete their work by the end of September.

The primary development plan was presented to the city’s plan commission on Monday, June 21. The plan commission will tentatively approve, approve with changes, or deny the plan at their business meeting, Monday, June 28. This is the plan that shows nine lots along US 27, two large lots behind the nine lots, and a total of 14 lots not including the property that the city is retaining.

The Bonar Group is finished with their design work on the new entrance on Lafayette, and related improvements at Tillman and Anthony. We are waiting for design work from Gerry Rocke for the complementary improvements in the Southtown Mall property, and from LandPlan Group for complementary improvements in the K-Mart property. Bonar will put all 3 design elements together and deliver the preliminary plans to INDOT-Fort Wayne District for review and comment. After receiving the District’s comments, Bonar will complete the final design and submit the design and the application for a driveway permit to INDOT-Indianapolis for final approval and for issuance of the driveway permit. The total time remaining could be 3-6 months.

Mickey & Billy’s has moved out ahead of their scheduled July 6 departure. Firestone still plans to build a new building near their present building and continue in business. Firestone’s relocation will probably be in 2005.

In future weeks I will update you about our plans to create Southtown Centre, a mixed-use center that includes retail, commercial and educational space. This effort will bring new life and jobs to a vital part of our community.
